Paperwork in Navalur

Where this locality sits in the revenue and registration system. Useful before you sign anything.

Guideline value ₹440 to ₹8,058 per sq ft

The Registration Department’s minimum value, which is what stamp duty and registration fees are calculated on. It is fixed street by street, so the range above is the spread across Navalur — not a figure for any one address. Revision in force: 1 July 2024. An unusually wide range for a small village — 48 streets — which reflects how differently OMR frontage and interior land are valued. Check your own street on tnreginet.gov.in before you budget.

Living in Navalur

Navalur sits on OMR between Sholinganallur and Kelambakkam, about 29 km from the city centre, and its reason for existing in its present form is two and a half kilometres to the south: SIPCOT IT Park at Siruseri, a thousand acres and the largest IT park in south India. Almost everyone who buys here is buying a commute. The wider corridor through Sholinganallur, Perungudi, Thoraipakkam and Karapakkam, and Taramani some 18 km north, is the rest of the catchment.

There is no suburban railway on this corridor and no metro station open anywhere near. A Navalur station is under construction on the Madhavaram–SIPCOT corridor, along with Siruseri and the two SIPCOT stops, but nothing is running and we will not quote you a date. Today the honest answer is that Navalur is served by OMR, by MTC buses along it, and by the Kelambakkam junction 5 km south that links across to GST Road at Vandalur and to ECR at Kovalam.

Water is the hard truth about Navalur and it deserves more than a line. The locality is outside Metrowater limits entirely: no piped supply, and CMWSSB tankers reported as not serving this stretch of OMR. Buildings run on private tankers and their own borewells. One gated enclave here of about 120 flats was reported buying roughly twenty tankers a day at around ₹2,000 each; rates across the corridor have been reported between ₹900 and ₹2,000 depending on season and scarcity, and when tanker operations were restricted in June 2025 supply to this stretch fell sharply. Groundwater along OMR is reported as depleting and becoming more brackish each year, and borewells running dry. Over a hundred OMR residents' associations have written to the Chief Minister saying their complexes have neither water nor sewage pipelines. There is no public sewer either — complexes run their own treatment plants.

None of that makes Navalur a bad buy. It does mean the water arrangement is a thing to examine in detail before you sign: who supplies it, at what price, from where, what the association's annual water budget actually is, and whether the building's treatment plant works. A maintenance figure quoted without a water line in it is not a real figure.

On flooding, no report names Navalur itself for either the 2015 floods or Cyclone Michaung, though the corridor around it suffered badly in 2023, with parts of Thoraipakkam, Sholinganallur and Perungudi taking up to 45 cm of rain in a day. What is documented for Navalur is ordinary waterlogging: streets here and in Thalambur were flooded after the rain of 26 November 2024, with OMR under a foot or two of water. The underlying reason is corridor-wide — the Pallikaranai marsh, which has shrunk dramatically, leaves upstream water with nowhere to go, and construction has covered the natural drains. Stormwater work on this corridor stops north of here, in the Kovalam basin project covering Alandur, Perungudi and Sholinganallur.

Schools are good and getting better: KC High and Velammal New Gen are both on OMR in Navalur, with Sathyabama, SSN and Hindustan nearby. For hospitals the nearest substantial ones are Chettinad at Kelambakkam, about 5 to 8 km south, and Gleneagles at Perumbakkam.

What to check here before you buy: the water arrangement in writing; whether the building has a working sewage treatment plant and who maintains it; the CMDA approval; and how the approach road drains, because OMR itself holding water is not the problem — the interior roads are.

What it is not: this is not a place to buy if you need civic services to arrive with the address. Water and sewerage here are the building's problem, which means they are yours.
