Ramaniyam Real Estates Pvt Ltd has been building apartments in Chennai since 1986, from an office in Adyar. Its company registration dates from 1989, so the two years you may see quoted both have a basis.
Unusually for a developer of its age, it has stayed inside the city rather than following the corridors outward. Its buildings are in established localities — Adyar, Anna Nagar, Ashok Nagar, KK Nagar and similar — on small infill sites rather than large tracts of land. The product is flats, not plots or villas.
That focus has consequences for a buyer. You are generally buying into a neighbourhood that is already complete: schools, transport, shops and hospitals exist, and so do the neighbours. Prices per sq ft are correspondingly higher than on the outskirts, and project sizes are small, so availability is limited and moves quickly.
