Lifestyle Housing & Infrastructure started in 2010 and builds apartments and villas in Chennai, with eight completed projects and four underway by its own count.

Its sites are split between established city addresses — Mylapore, Adyar — and the newer western and southern stretches at Porur, Mugalivakkam and Kovilambakkam, with one project at Ponneri in the north. The projects are small: a few hundred units in total across everything currently selling, which is a different buying experience from a large township.

A smaller developer with a short list of projects is easier to check than a large one. You can see every building it has finished, in an afternoon, and that is the single most useful thing you can do before buying.

The questions worth asking are the completion dates on its earlier projects against what was promised, the quality of common areas in a building handed over three or four years ago, and whether the owners' association was set up properly after handover.
