About KPN Promoters
KPN Promoters Pvt Ltd works from Urapakkam and sells along the GST Road corridor south of Chennai: Urapakkam, Guduvanchery, Maraimalai Nagar, Singaperumal Koil, Nenmeli, S.P. Kovil and Kalivanthapattu. The company says it was founded in 2004 and reports more than 60 completed projects and over 1,500 customers; its registered company record shows incorporation in 2014, so the 2004 date refers to the founder's earlier business.
The products are affordable: plots, compact apartments and villas priced for first-time buyers rather than investors. This corridor has the suburban rail line, the Chengalpattu and Maraimalai Nagar industrial belt and the airport within reach, which is why so much low-cost development has gone up along it.
At this price point the paperwork is where buyers get hurt, so it is where we concentrate. On a plot: DTCP approval number, the approved layout plan with your survey number on it, the parent document, the encumbrance certificate, and what roads and drains are actually built. On an apartment: the RERA registration and its completion date.
