Akshaya Pvt Ltd has been developing in Chennai since 1995 and states more than 170 completed landmarks and over 6,000 customers across Tamil Nadu.
Its portfolio runs from apartments and plotted development to commercial and retail space, and its projects are known by name rather than by corridor: Metropolis, Republic, Adora, Adair, Today, Monday, 36 Carat, Orbit 11, The Belvedere and Earth among them. The design language has tended to be more adventurous than the Chennai average, which some buyers value and others do not.
The company does not publish a locality-by-locality map of where it has built, so for any particular project the first task is to establish exactly where it is and what stage it has reached.
That is the practical advice with a developer of this vintage: there is a long completed record to inspect, so go and see a finished Akshaya building and talk to the residents' association before you buy in a new one. Ask about handover timing, common-area quality a few years on, and maintenance costs.
