New homes and plots in Saligramam

A west Chennai neighbourhood between Vadapalani and Virugambakkam, long associated with the Tamil film studios. Streets are narrow and plots small, so new projects tend to be single blocks of a handful of flats.

Guideline value ₹2,750 to ₹13,200 per sq ft

The Registration Department’s minimum value, which is what stamp duty and registration fees are calculated on. It is fixed street by street, so the range above is the spread across Saligramam — not a figure for any one address. Revision in force: 1 July 2024. The range covers all 418 streets in Saligramam revenue village, and the spread between the cheapest and the dearest is close to fivefold. Check your own street on tnreginet.gov.in before you budget.

Worth knowing. The corporation zone is left off on purpose: one source puts Saligramam in Zone 11 Valasaravakkam and another in Zone 10 Kodambakkam, and we would rather say nothing than send you to the wrong zonal office for a property tax query. The sub-registrar office is called Virugambakkam but its address is in Mogappair, which looks wrong and is not — it shares a government building with the Maduravoyal taluk office.

Living in Saligramam

Saligramam is a west Chennai neighbourhood between Vadapalani and Virugambakkam, about 9 km from Chennai Central, with Arcot Road running along its southern edge. It is best known for the film studios — AVM and Prasad are both here — and that history shows in the street pattern: small plots, narrow roads and a dense grid that was laid out long before anyone was building towers. Almost everything new is a single block of a handful of flats replacing one old house, which is why projects here are small and why prices per square foot sit well above the suburbs.

On transport, the thing to be clear about is the metro. The Yellow Line's first section opened on 11 October 2026 between Poonamallee Bypass and Vadapalani, and Saligramam is on that corridor — but its own station is not built yet, and trains currently run straight through the six unfinished stops between Porur Junction and Vadapalani. So the honest position today is that the nearest working station is Vadapalani, about 1.2 km east on the Green Line, which has been open since 2015. There is no suburban railway station in Saligramam. Buses are good, with Vadapalani an important terminus and the Koyambedu CMBT just to the north.

People living here mostly work in the Kodambakkam and Vadapalani film and studio trade, which is the neighbourhood's own industry, or commute to Guindy about 5 km away, Ambattur Industrial Estate about 7 km north, or the Mount–Poonamallee Road offices to the west. Taramani and the Tidel Park cluster are roughly 8 km out.

Water is a genuine advantage here. Saligramam is inside Greater Chennai Corporation and has Metrowater piped supply — it is named directly in CMWSSB supply notices — which is the single biggest practical difference between this area and anything on the southern or OMR corridors. The caveat from CMWSSB's own reporting is that piped water is not yet planned for undeveloped streets in this service area, so confirm the connection for the specific building rather than the locality.

On flooding, no report could be found of Saligramam itself being inundated in December 2015 or during Cyclone Michaung in December 2023. That is an absence of evidence rather than proof of safety, and it comes with a real caveat: the drainage this area depends on is the Arcot Road stormwater drain from Kodambakkam Bridge to Porur Junction, and as of September 2026 only about 7 km of its 18 km were built, with the corporation describing it as the main bottleneck in the whole programme. The Virugambakkam canal, which carries water off this stretch, is one of six canals taken up for desilting and wall strengthening.

Schools and hospitals are close and plentiful: General Cariappa Higher Secondary here, Avichi in Virugambakkam, and Sooriya Hospital on Arunachalam Road, with Vijaya Hospital and SIMS a short distance away in Vadapalani. Nexus Vijaya Mall on Arcot Road is the usual landmark.

What to check here before you buy: plot size and setbacks, because sites are small and the margin for error is smaller; the CMDA approved plan rather than a drawing; whether the Metrowater connection is live for that building; parking, which is the standard pinch point on these streets; and how far the Arcot Road drain work has reached on your stretch.

What it is not: this is not an area for anyone who wants space, a large project with amenities, or a quiet street. It is tight, busy and built up, and you are paying for the location.
