Where this locality sits in the revenue and registration system. Useful before you sign anything.
Guideline value ₹2,860 to ₹6,380 per sq ft
The Registration Department’s minimum value, which is what stamp duty and registration fees are calculated on. It is fixed street by street, so the range above is the spread across Porur — not a figure for any one address. Revision in force: 1 July 2024. Across 581 streets in Porur revenue village. Adjacent villages in the same firka — Karambakkam, Nerkundram, Ramapuram, Valasaravakkam — are valued separately, which matters if your plot is near the edge. Check your own street on tnreginet.gov.in before you budget.
Worth knowing. The registration district is left blank because the same source gives two different answers for the Kunrathur sub-registrar office, Chennai South in one place and Tiruvallur in another. Underground sewerage is recorded as still being built in Karambakkam, Mugalivakkam and Manapakkam next door, and we could find nothing confirming it for Porur itself, so ask about the specific street rather than the locality.
Checked on 13 Oct 2026. Offices move and jurisdictions change — tell us if you find something out of date.
Porur changed on 11 October 2026, and any description of it written before that date is now out of date. The first section of the metro's Yellow Line opened that day between Poonamallee Bypass and Vadapalani, and both Porur Junction and Porur Bypass are live stations on it. After years of being the junction everyone sat in traffic at, Porur now has a rail connection into the city.
It was already well placed. Porur Junction is where Mount–Poonamallee Road, Arcot Road, Kundrathur Road and the Chennai bypass meet, roughly 17 km by road from Chennai Central, with the Outer Ring Road close by at Poonamallee. More to the point, Porur is an employment centre in its own right rather than only a dormitory: Mindspace Commerzone is here, DLF Cybercity is at Ramapuram next door, L&T is at Manapakkam, and the Mount–Poonamallee IT belt runs west from the junction. Guindy is about 8 km and Ambattur about 7 km. A second Porur Junction platform is under construction on the Madhavaram–Sholinganallur corridor, which would make this an interchange — no date, and don't price it in.
The other institution that defines the area is Sri Ramachandra Medical College and Research Institute, established in 1985 and among the better ranked private health science universities in the country. Schools include Arulmigu Meenakshi Amman Public School on Alapakkam Main Road.
Water is reasonable by outer-Chennai standards. Porur has been inside Greater Chennai Corporation since 2011 and is supplied by CMWSSB, with headworks at Chinna Porur and a 6 MLD treatment plant added in 2022; Porur lake also feeds a distribution centre serving Valasaravakkam, K.K. Nagar and Alandur. Underground sewerage is the gap: it is recorded as under implementation in the adjoining added areas of Karambakkam, Mugalivakkam and Manapakkam, and no source confirms coverage for Porur proper, so check the specific street.
Flooding here has a name and a location: Porur lake. Surplus from it used to drain through patta land at Moulivakkam, Madhananthapuram and Mugalivakkam and on to the Adyar. That land was built over, so the water goes west instead. The settlements on the lake bund — Maduram Nagar, Dhanalakshmi Nagar, Abirami Nagar, Balaji Nagar, and parts of Iyyapanthangal and Kolathuvancheri — are waterlogged when the lake rises, and in December 2024 the Water Resources Department's own advice to residents there was to raise their houses, since the lake causes stagnation in residential areas even below full capacity. Those settlements sit just outside Porur proper toward Kundrathur, but the lesson is specific and local: where you are relative to the bund matters more than the name of the locality. A ₹100 crore first phase of lake flood mitigation was around 90% done in April 2023 and officials said the following monsoon was better; a second phase cutting a new channel toward Gerugambakkam followed. During the 2015 floods the lake reached capacity and water was released, flooding nearby areas, though no mainstream report names which streets.
What to check here before you buy: where the plot sits relative to Porur lake and its bund, which is the single most useful question in this area; whether the street has an underground sewer or a septic tank; the CMDA approval; and the Arcot Road drain, which terminates at Porur Junction and was only about 40% built in September 2026.
What it is not: Porur is busy, and the junction is congested whatever the metro does to it. If you want quiet, look at the interior streets rather than anything on the main roads.
