The range spans the Naduvakkarai, Thirumangalam and Mullam revenue villages that make up this side of the township. Which one your street falls in makes a large difference. Living in Anna Nagar West

Anna Nagar West is the western half of one of the few genuinely planned neighbourhoods in Chennai, laid out on wide numbered avenues around the tower park, about 8 km from Chennai Central. It has aged well: the grid still works, the streets are wide by Chennai standards, and the schools and midsize hospitals that came with the township are still here. New supply is almost entirely small blocks replacing older independent houses, so this is a redevelopment market rather than a project market.

Transport is unusually good. Thirumangalam metro is open, on the Green Line since 2017, and physically sits in L Block, roughly a kilometre from the centre of the township; Anna Nagar Tower and Anna Nagar East are open too. A second Thirumangalam station is under construction on the Madhavaram–Sholinganallur corridor, which will make it an interchange — no date for that, and you should not pay for it in advance. The Anna Nagar West bus terminus on Inner Ring Road is one of the largest in the city, handling around 50,000 people a day, and CMBT is a short distance south. Note that Anna Nagar's own railway station closed to passengers in 2007 and was demolished in 2019; the nearest working suburban station is Villivakkam.

Work is close by local standards. Ambattur Industrial Estate is about 4 km away with a direct run along M.T.H. Road, Guindy around 10 km, and the Koyambedu market and commercial zone sit immediately to the south.

Water is a strength: this is CMWSSB Area 8, with piped supply and an established underground sewer. The qualification is age — CMWSSB describes the old-city sewerage network here as over thirty years old and in need of improvement, and it has listed Area 8 for a distribution network upgrade.

Flooding is the part of this area's story that has changed, and buyers should know it. Long-standing residents say the township did not flood even in 2015. It did during Cyclone Michaung in December 2023, when Anna Nagar was named among the worst affected areas in the city, and it has flooded since in ordinary rain: after about an hour of heavy rain on 30 October 2024 several interior and main roads in Anna Nagar West went under, with 4th Street in D Sector singled out because it has no stormwater drain at all and takes run-off from East Main Road. Residents and reporting put this down to concretisation, clogged drains and the loss of open ground. The drainage channel that matters here is the Otteri Nullah, which runs to the Cooum and then the Buckingham Canal, and which residents' associations say takes rising inflows from the Padi and Ambattur side. It is one of six priority canals under desilting and wall strengthening, and residents have asked for an additional diversion channel that the state has said it will examine.

Schools are a large part of why people stay: SBOA, Chinmaya Vidyalaya, Shri Krishnaswamy, CSI Ewart, The Schram Academy and Kendriya Vidyalaya are all here. Hospitals are many but midsize rather than one big tertiary centre. VR Chennai on Jawaharlal Nehru Road is the landmark everyone navigates by.

What to check here before you buy: whether your specific street has a stormwater drain, which is not a given even on this grid; how the building performed in December 2023; the age and condition of the sewer connection; and, for a redevelopment, the CMDA approval and the setbacks, because these plots are valuable enough that corners get cut.

What it is not: it is no longer a flood-free address, whatever its reputation, and it is expensive. If you want a new large project with amenities you will not find it here — this is a street of houses and small blocks.
